Common Contra Costa County Situations
We see these often. Each one has a guide with more detail.
Your home is in Richmond or El Cerrito
Both cities add their own transfer tax on top of the county tax, per the County Recorder. We can talk through how that affects your net at closing.
What a net cash offer meansYour home sits in a fire hazard zone
New local fire hazard maps for 18 county cities took effect July 10, 2025, per Contra Costa County Fire. Sellers in high or very high zones may owe buyers defensible space papers under Civil Code 1102.19.
What to have ready for your first callYou own a rental in Richmond
Richmond voters approved a Fair Rent, Just Cause for Eviction, and Homeowner Protection Ordinance in 2016. We make offers on rentals, so share your lease details early.
Selling a rental propertyYou inherited a house
Per the Board of Equalization, a child keeping a parent's Prop 19 tax base generally must make it their main home within one year. We often buy inherited homes as-is.
Selling an inherited houseYou got a notice of default
Under Civil Code 2924c, a notice of sale cannot come sooner than three months after the default notice is recorded. That window can give you time to request an offer.
Selling a house in pre-foreclosureYour listing ran out
Redfin shows 20% of Contra Costa listings had a price drop in August 2026. If your listing ended without a sale, you can request a cash offer next.

California Rules Worth Knowing
The basics for selling a home in Contra Costa County. General information, not legal or tax advice.
County and city transfer taxes
The county tax is $0.55 per $500 (Revenue and Taxation Code 11911). The County Recorder lists added city taxes: El Cerrito at $12 per $1,000, and Richmond on tiers starting at $7 per $1,000.
Transfer Disclosure Statement
Civil Code 1102 calls for a Transfer Disclosure Statement on most home sales, including as-is sales. Civil Code 1102.2 exempts some, such as probate court sales and many estate or trust sales.
Natural hazard disclosure
Civil Code 1103 requires sellers to disclose mapped hazard zones. These include FEMA flood zones, very high fire hazard zones, earthquake fault zones and seismic hazard zones.
Trustee sale timeline
Most California foreclosures are trustee sales under Civil Code 2924c and 2924f. Owners can generally reinstate until five business days before the sale date in the recorded notice.
Contra Costa County Seller Questions
Straight answers on how a cash sale works here.
Who makes the offer on my house?
We do. Cash Offer Company buys houses in Contra Costa County. Requesting an offer is free and there's no obligation.
How does the Richmond transfer tax work?
The County Recorder lists Richmond's tax in tiers by value. It starts at $7 per $1,000 under $1 million and is charged on top of the county tax. Your escrow officer can confirm the amount.
Does El Cerrito have a transfer tax too?
Yes. The County Recorder lists El Cerrito's tax at $12 per $1,000, in addition to the county tax. The Recorder's fee schedule lists no other city transfer taxes in the county.
How can I tell if my home is in a fire hazard zone?
Contra Costa County Fire posts the updated local maps, which took effect July 10, 2025. A Natural Hazard Disclosure report through escrow also shows mapped zones.
Do I need to fix anything before I sell?
Usually not. We often buy homes as-is, including older homes and homes that need updates.
Can I sell a Richmond rental with tenants in it?
We may buy rentals with tenants in place. Richmond has its own rent ordinance, so talk with a landlord-tenant attorney or the city's Rent Program before giving notice.
Is it too late to sell after a notice of default?
Often it is not. Owners can generally reinstate until five business days before the sale date under Civil Code 2924c. A housing counselor or attorney can explain your options.
Which parts of the county do you buy in?
We buy across Contra Costa County. That includes Concord, Walnut Creek, Richmond, Antioch, Pittsburg, Brentwood, San Ramon, Danville and the Lamorinda towns.
