Common San Antonio Situations

We see these often. Each one has a guide with more detail.

You have military orders

Joint Base San Antonio includes Fort Sam Houston, Lackland, Randolph and Camp Bullis. We can often plan a closing around your report date.

Selling before a military move

A home in a historic district

San Antonio has 32 local historic districts, including King William and Monte Vista. Exterior repairs there need city approval, and we often buy these homes as-is.

Selling a house that needs repairs

An older home that needs work

Roofs, foundations and dated systems can add up. We often buy older homes as-is and factor the work into our offer.

How a cash offer is put together

A vacant house

San Antonio's vacant building program generally exempts single-family homes kept to the city's standard of care. We often buy vacant homes and work around your access schedule.

Selling a vacant house

Behind on payments

Bexar County foreclosure sales take place on the first Tuesday of the month at the county courthouse. Requesting an offer early can give you more options.

Selling a house in pre-foreclosure

An inherited house

When a homestead is the only real property in a small estate, Texas allows a recorded affidavit in some cases. A probate attorney can confirm your path.

Selling an inherited house

A rental with tenants

The Texas State Law Library says a new owner is generally bound by the existing lease. We often buy San Antonio rentals with tenants in place.

Selling a rental property

Your listing expired

The median San Antonio home took 64 days to sell in September 2026. If your listing ended, a cash offer is one more option.

Selling after your listing expired

Both work. The right one depends on your timeline and the condition of the house.
