Common Dallas Situations

We see these often. Each one has a guide with more detail.

You own a rental

Dallas requires owners of rental houses, duplexes and condo units to register them every year. We may buy rentals with tenants in place.

Selling a rental property

The house needs work

Dallas City Code Section 27-11(b) requires owners to keep structures in good repair. We often buy homes as-is, including ones with roof or plumbing problems.

Selling a house that needs repairs

Your appraisal went up

The Dallas Central Appraisal District set May 15, 2026 as this year's protest deadline for homes. If rising taxes have you rethinking the house, an offer is one option to weigh.

What happens after you request an offer

A foreclosure notice arrived

Dallas County holds foreclosure sales on the first Tuesday, outside the George Allen Courts Building on Commerce Street. Many owners request an offer well before that date.

Selling a house in pre-foreclosure

You inherited a house

Dallas County has three probate courts, all at 600 Commerce Street. Many heirs talk with a probate attorney, then request an offer once they can sell.

Selling an inherited house

The house sits empty

In Dallas, grass or weeds over 12 inches is a code violation, and the city may bill for mowing. We often buy vacant homes as-is.

Selling a vacant house

Your listing expired

About 40% of Dallas homes for sale had a price drop in September 2026, per Redfin. If your listing ended, a cash offer is another path to consider.

Selling after your listing expired

You are planning a move

Relocating for work or downsizing? We often let you pick a closing date that lines up with your move.

Choosing your closing date

Cash Sale or Listing?

Both work. The right one depends on your timeline and the condition of the house.
