Common Boise Situations

We see these often. Each one has a guide with more detail.

The house needs repairs

Idaho Code 55-2504 asks most sellers to complete a property condition disclosure form. We often buy Boise homes as-is, so you can share what you know and skip the fixes.

Selling a house that needs repairs

Your home is in a historic district

The City of Boise says most exterior changes in its historic districts need a Certificate of Appropriateness. We often buy older Boise homes as-is.

How a cash offer is put together

You own a rental

Idaho's disclosure act covers non-owner-occupied rentals with one to four units. We make offers on rentals, and we may buy rentals with tenants in place.

Selling a rental property

You inherited a house

Idaho Code 55-2505 exempts some inherited homes from the disclosure form, including transfers from a decedent's estate. A probate attorney can confirm what applies to you.

Selling an inherited house

You are behind on payments

Idaho requires notice of a trustee's sale at least 120 days before the sale date. Requesting an offer early gives you time to compare options.

Selling a house in pre-foreclosure

Property taxes are past due

Under Idaho Code 63-1005, a county may issue a tax deed when delinquent taxes go unpaid for three years. Many owners request an offer well before then.

What happens after you request an offer

Your listing expired

About 35% of Boise homes for sale had a price drop in September 2026, per Redfin. If your listing ended, a cash offer is another path to consider.

Selling after your listing expired

You are moving to a new home

The Idaho homeowner's exemption ends when ownership changes. You apply with your county assessor for a new Idaho home. We can often set a closing date that fits your move.

Idaho Rules Worth Knowing

The basics for selling a home in Ada County. General information, not legal or tax advice.

Property condition disclosure

Idaho Code 55-2504 requires most sellers of one to four unit homes to complete a disclosure form. Section 55-2509 sets delivery within 10 days of accepting an offer.

Trustee's sale notice

Idaho Code 45-1506 requires notice by certified or registered mail at least 120 days before the sale. The owner may cure within 115 days of the notice of default being recorded.

No redemption after the sale

Under Idaho Code 45-1508, people given notice have no right to redeem the property after the trustee's sale. Acting before the sale date matters.

Homeowner's exemption

Idaho Code 63-602G exempts 50% of a primary home's value, up to $125,000. The Idaho State Tax Commission says it lasts until ownership changes or the home is no longer your primary residence.

Boise Seller Questions

Straight answers on how a cash sale works here.

Who makes the offer on my house?

We do. Cash Offer Company buys houses in Ada County. Requesting an offer is free and there's no obligation.

Is there a transfer tax in Idaho?

The National Association of REALTORS lists Idaho among states with no statewide transfer tax. Recording fees and other closing costs still apply. A title company can confirm yours.

Do I have to fill out a disclosure form?

Most Idaho sellers of one to four unit homes do, under Idaho Code 55-2504. Section 55-2505 lists exemptions. An attorney can explain what applies to you.

Can a buyer cancel after getting the disclosure?

Under Idaho Code 55-2515, a buyer who gets the form after signing may rescind in writing. The buyer has three business days to deliver that notice.

What happens to my homeowner's exemption when I sell?

It ends when ownership changes. For a new Idaho home, you apply with that county's assessor. Under a 2026 law, the exemption is not prorated if you apply by the last business day of the year.

Can I sell if I am behind on my mortgage?

In many cases, yes, before the trustee's sale. Idaho requires notice at least 120 days before the sale. A housing counselor or attorney can help with timing.

Can I sell a rental with tenants in place?

We make offers on rentals, and we may buy Boise rentals with tenants in place. Share your leases up front. An attorney can explain your duties to tenants.

Which areas do you buy in?

We buy across Ada County. That includes Boise neighborhoods plus Meridian, Eagle, Kuna, Star and Garden City.
