Common San Francisco Situations
We see these often. Each one has a guide with more detail.
You own a rent-controlled unit
Per the City, many units built on or before June 13, 1979 have rent control and eviction protection. We make offers on rentals, so share your leases early.
Selling a rental propertyYour building is in the soft-story program
The program covers wood-frame buildings with five or more units, permitted before 1978, with an unstrengthened soft story. We can often make an offer as-is.
Selling a house that needs repairsYour home sits in a liquefaction zone
The California Geological Survey maps liquefaction zones in parts of the city, such as the Marina District. Your natural hazard report will list any zone.
What to have ready for your first callYou are selling a home over $1 million
San Francisco's transfer tax rises by price tier, from $3.75 per $500 at $1 million to $11.25 at $5 million. A tax professional can estimate yours.
What a net cash offer meansYou inherited a family home
Under Prop 19, the tax base break is capped at the factored base year value plus $1 million, per the Board of Equalization. We often buy inherited homes as-is.
Selling an inherited houseYou received a notice of default
Under Civil Code 2924c, a notice of sale cannot be posted until three months after the default is recorded. That window can give you time to request an offer.
Selling a house in pre-foreclosureYour listing came off the market
Zillow counted 456 new San Francisco listings in September 2026. If yours expired, a cash offer is another way to move forward.
Selling after your listing expiredYou are 55 or older and moving
Prop 19 lets eligible owners 55 and older carry their tax base to a home anywhere in California, up to three times. You can often pick a closing date that fits.
Choosing your closing dateCash Sale or Listing?
Both work. The right one depends on your timeline and the condition of the house.

|---|---|---|
| Repairs and prep | Usually none. Sell as is. | Repairs, cleaning and staging are common |
| Showings | Usually one walkthrough | Showings and open houses |
| Time before escrow | No time on market | San Francisco median: 13 days to pending |
| Buyer financing | Cash, no lender approval needed | Most buyers need a loan and an appraisal |
| Closing date | You help choose it | Set around the buyer's loan timeline |
| Agent commission | None | Typically paid at closing |
| Best for | Speed, certainty, or a house that needs work | Move-in-ready homes when time isn't a factor |

California Rules Worth Knowing
The basics for selling a home in San Francisco County. General information, not legal or tax advice.
San Francisco transfer tax tiers
The City and County charges $3.40 per $500 above $250,000 and under $1 million. It is $3.75 to under $5 million and $11.25 to under $10 million. Tax is due at recording.
Transfer Disclosure Statement
Civil Code 1102 applies to most single-family home sales, and any waiver is void. Civil Code 1102.2 exempts court-ordered sales and many trust or estate sales.
Natural hazard disclosure
Civil Code 1103 covers flood, fire, earthquake fault and seismic hazard zones, including liquefaction areas. Sellers cannot waive this disclosure.
Reinstating before a trustee sale
Civil Code 2924c lets owners reinstate until five business days before the sale date. Under Civil Code 2924f, the notice of sale is recorded at least 20 days ahead.
San Francisco Seller Questions
Straight answers on how a cash sale works here.
Who makes the offer on my house?
We do. Cash Offer Company buys houses in San Francisco County. Requesting an offer is free and there's no obligation.
How much is San Francisco's transfer tax?
It depends on the price tier. A home near the typical value of $1.44 million falls in the $3.75 per $500 tier. Your escrow officer can calculate it for your sale.
Can I sell a building with rent-controlled tenants?
Often, yes. We make offers on rentals, and we may buy rentals with tenants in place. Talk to an attorney about Rent Ordinance rules before giving any notice.
My building has an open soft-story requirement. Can I still sell?
In many cases, yes. Tell us where the permit or retrofit stands. We can often make an offer on the building as-is.
Do I need to fix anything before I sell?
Usually not. We often buy San Francisco homes as-is, so you can skip repairs, staging and showings in many cases.
What disclosures do I give in an as-is sale?
Usually a Transfer Disclosure Statement and a natural hazard disclosure. Selling as-is does not remove them. An attorney can confirm what applies to your sale.
How do I check if my home is in a seismic hazard zone?
Your natural hazard report will show it. The City also publishes a San Francisco Seismic Hazard Zone map on DataSF.
How fast can I close?
It depends on escrow and title work. Many cash sales close sooner than a financed sale, and you can often ask for a date that suits you.
