Common Houston Situations

We see these often. Each one has a guide with more detail.

A home with past flooding

Since 2019, the Texas seller's notice asks about floodplains, flood claims and FEMA or SBA aid. We often buy homes with past water damage as-is.

Selling a house that needs repairs

Wind or storm damage

During Hurricane Beryl on July 8, 2024, the National Weather Service logged an unofficial 84 mph gust at Hobby Airport. We often buy storm-damaged homes as-is.

How a cash offer is put together

A home near Galveston Bay

Parts of Seabrook, La Porte, Shoreacres, Pasadena and Morgan's Point fall in the state windstorm area. Gather any WPI-8 windstorm certificates early.

Keeping your closing on track

Deed restrictions on your lot

Houston has no zoning, so deed restrictions often set the rules for a subdivision. A copy from the Harris County Clerk helps when you request an offer.

What to have ready for your first call

Behind on payments

Trustee auctions for Harris County homes run on the first Tuesday at the Bayou City Event Center. Requesting an offer early gives you more time to compare.

Selling a house in pre-foreclosure

A rental with tenants

In Texas, a new owner is generally bound by the existing lease, per the Texas State Law Library. We often buy rentals with tenants in place.

Selling a rental property

An inherited house

Heirs often need the legal right to sell before closing. A probate attorney can explain your path, and you can request an offer at any stage.

Selling an inherited house

Your listing expired

Greater Houston had 40,192 active listings in September 2026, per HAR. If your listing ended, a cash offer is another path to consider.

Selling after your listing expired

Cash Sale or Listing?

Both work. The right one depends on your timeline and the condition of the house.

Texas Rules Worth Knowing

The basics for selling a home in Harris County. General information, not legal or tax advice.

Flood questions in the seller's notice

Texas Property Code Section 5.008 requires a seller's disclosure notice for most single-family sales. Senate Bill 339 added floodplain and flood claim questions effective September 1, 2019.

Harris County foreclosure sales

Texas Property Code Section 51.002 sets first-Tuesday sales after at least 21 days' notice. The Harris County Tax Office says trustee auctions are held at the Bayou City Event Center.

Flood insurance is separate

The Texas Department of Insurance says home policies do not cover flood damage. Most National Flood Insurance Program policies have a 30-day waiting period.

Windstorm area near the bay

The Texas Department of Insurance maps a windstorm catastrophe area east of State Highway 146 in five Harris County cities. TWIA coverage there may call for a WPI-8 certificate, depending on when work was done.

Houston Seller Questions

Straight answers on how a cash sale works here.

Who makes the offer on my house?

We do. Cash Offer Company buys houses in Harris County. Requesting an offer is free and there's no obligation.

Do I have to disclose past flooding in Texas?

For most single-family sales, the Section 5.008 notice asks about floodplains, past flood events and flood claims. Some estate and court-ordered sales are exempt. A real estate attorney can confirm what applies.

Will you look at a house that flooded?

Yes. We often buy Houston homes with past water or storm damage as-is. Tell us what you know about the damage, repairs and any insurance claims.

Does my homeowners policy cover flooding?

Usually not, per the Texas Department of Insurance. Flood coverage comes from a separate policy, often through the National Flood Insurance Program. Your insurance agent can review your coverage.

Where are Harris County foreclosure sales held?

The Harris County Tax Office says trustee auctions are held at the Bayou City Event Center, 9401 Knight Road. Sales run on the first Tuesday, between 10 a.m. and 4 p.m.

Houston has no zoning. Do deed restrictions matter?

They can. Deed restrictions often limit how a lot is used, and they vary by subdivision. The Harris County Clerk keeps copies, and a private attorney can explain them.

How fast can I close?

Many cash sales close in a few weeks, and some close sooner. Title work and your schedule set the pace. You can often choose a date that suits your move.

Which areas do you buy in?

We buy across Harris County. That includes Houston neighborhoods plus Cypress, Spring, Katy, Humble, Tomball, Pasadena, Baytown and La Porte.
