Common Las Vegas Situations

We see these often. Each one has a guide with more detail.

Your home needs repairs

Under NRS 113.130, Nevada sellers serve a disclosure form at least 10 days before closing. We often buy Las Vegas homes as-is, so you can share what you know and skip the fixes.

Selling a house that needs repairs

Desert heat took a toll

Las Vegas reached an all-time record high of 120 degrees on July 7, 2024. We often buy homes with tired cooling systems or roofs as they are.

How a cash offer is put together

Your home is in an HOA

If your home is part of a homeowners association, have the HOA name and your latest statement handy. It helps us review your house faster.

What to have ready for your first call

You own a rental

We make offers on Las Vegas rentals, and we may buy rentals with tenants in place. Sharing your leases early helps us plan the sale.

Selling a rental property

You inherited a house

Nevada law allows a deed upon death, and the Clark County Recorder records them. A probate attorney can explain how an heir gets the right to sell.

Selling an inherited house

You are behind on payments

Under NRS 107.080, at least 3 months must pass after a notice of default is recorded before a notice of sale. Requesting an offer early gives you time to compare.

Selling a house in pre-foreclosure

You have military orders

Nellis Air Force Base sits about eight miles northeast of Las Vegas, with about 14,000 military and civilian workers. We can often plan a closing around a PCS date.

Selling before a military move

Your listing expired

The median Las Vegas home took 55 days to sell in September 2026, per Redfin. If your listing ended, a cash offer is one more path to weigh.

Selling after your listing expired

Cash Sale or Listing?

Nevada Rules Worth Knowing

The basics for selling a home in Clark County. General information, not legal or tax advice.

Real property transfer tax

The Clark County Recorder collects transfer tax at $2.55 per $500 of value, set under NRS Chapter 375. NRS 375.030 makes buyer and seller jointly and severally liable, and your contract sets who pays.

Seller's Real Property Disclosure

NRS 113.130 requires the seller to serve the disclosure form at least 10 days before conveyance. If a new defect turns up before closing, the seller gives written notice as soon as practicable.

Nonjudicial foreclosure timeline

Under NRS 107.080, a notice of sale can follow only after 3 months pass from recording the notice of default. The notice of sale is posted for 20 days and published once a week for 3 weeks.

Foreclosure Mediation Program

For owner-occupied homes, NRS 107.086 lets the owner petition the district court for mediation within 30 days after the notice is served. The filing fee is $25, and the notice includes information from Home Means Nevada.
